Tip #1 for Staging a Half-Bath: Clear the Counters

Counter space is at a premium in a half-bathroom, so you need yours to be empty. You want buyers to see that they’ll have enough space in the room to do whatever they need to do, but you don’t need to show them how you use the space. Empty counters are the way to go in any small space – not just your bathroom.

Tip #2 for Staging a Half-Bath: Make the Most of the Space With Shelving

Many buyers look at half bathrooms and think that there’s no storage space, even if there’s a small cabinet beneath the sink. That means it’s up to you to get creative with storage space. You may want to consider adding shelving behind the commode – but here’s a bit of caution if you do: Don’t install an outdated cabinet behind the toilet. Open shelves are much more modern and appealing, and you can use them for strategic decoration.

All the decor in your half-bath should be small and scaled appropriately for the space. That means wall art needs to match the dimensions of the wall it’s on. If you’ve installed open shelving behind the toilet, use that space to add small, luxury touches (see Tip #5 for more on that).

Tip #4 for Staging a Half-Bath: Paint the Walls a Bright, Cheerful Color

Dark colors soak up light and rank spaces appear smaller than they actually are, so to stage a half-bath, paint the walls a neutral or bright, cheerful color. Don’t choose anything over the top, such as bright yellow or pink, but talk to your real estate agent about the colors that may be right for this cozy space.

Tip #5 for Staging a Half-Bath: Add Luxury Touches

Luxury touches are a must in small bathrooms. You want to show buyers that the space is nicely appointed and worthy of sharing with guests in the home, so invest in a fancy soap holder, fluffy new hand towels and a few elegant decorative items. Again, if you’ve installed shelving on the wall behind the commode, you can use this space to add luxury decor.
