What Is Indiana’s Next Home (NH) Program?

Indiana’s Next Home (NH) program provides down payment assistance towards either FHA or Conventional financing. The FHA component (“NH-FHA”) allows for down payment assistance up to 3.5 percent of the either the purchase price or the appraised value (which ever is lower.) For the conventional component (“NH-CONV”), the down payment assistance can’t exceed 3.0 percent of the purchase price or the appraised value (which ever is lower.)

Obviously, income limits apply, but you do not have to be a first-time home buyer to qualify. So, for a Next Home-FHA, your minimum credit score must be at least 660. Yet, for a Next Home-Conventional, your credit score can be as low as 640. The 30 year fixed rate is set by the IHCDA.

Also check out Indiana’s Affordable Home program. The Affordable Home program allows first time home buyers to get an FHA loan at a below market interest rate. Plus, check out Indiana’s H2O program which offers grants to help with down payments. Also, remember that for Indiana’s My Home program you also don’t have to be a first-time home buyer.
