You can really make out like a bandit at one of the Dubois County Sheriff Sales, though there are plenty of hassles and plenty of risks. Sheriff Sales of real estate arise after a court ordered bank foreclosure for the non-payment of a mortgage. In Dubois County, the Sheriff Sales are scheduled every other month. Usually they happen on the last Tuesday of every other month. They usually start at 10:00 AM. Sheriff Sales aren’t the same as Tax Sales. Tax Sales are offered by the Dubois County Treasurer’s Office for non-payment of real estate taxes.

These sales aren’t held at the property and often you won’t even be able to see inside the property before the sale. They happen in the Dubois County Council Chambers inside the Annex Building in Jasper.

You can submit written bids on the proper form (found here) to the Sheriff’s office on the day of the sale. If multiple bids come in, then the verbal bidding starts. If you win the auction, you have to pay in full by 1pm that day by a certified check made out to the mortgage holder or the bank. All properties are sold “as is.” Be aware of any liens because when you win an auction, you become responsible for those liens. It’s your job as a buyer to research in advance. It’s also your job to do a title search before buying a property.

Another huge hassle that can steer buyers far away from these sale is that sometimes the homeowners don’t move out. If you find that you win the auction and own the home and the previous owners won’t leave, then you have to file eviction papers and wait. Also, of they leave behind personal belongings? You have to store them!
