Many home sellers choose to hire home inspectors before they list their homes for sale. Although buyers generally hire their own home inspectors, the purpose of a pre-sale inspection isn’t to help the buyer – it’s to give you a heads-up on what’s wrong with your home.

What Can a Home Inspector Tell You?
Home inspectors are trained to look at more than 2,000 different components of a home during an inspection. An inspector’s job runs the gamut from checking for flickering lights and dripping faucets to ensuring that major systems in the home work as they’re supposed to.
Your inspector will take several hours to go through your home and evaluate just about everything (though you may need to hire a specialized inspector for things like swimming pools, chimneys and fireplaces, and HVAC systems). After the inspection is complete, your inspector will provide you with a detailed report. Sometimes inspectors even include photographs with their reports.
It’s up to you whether you want to take action on the items detailed in the report, but doing so may be well worth the effort.

You can read through your inspection report to determine which items you should fix or improve before listing your home for sale. If you’re not sure whether you should make certain fixes, talk to a real estate agent about your options. Some things may not even need your attention, but others may be dealbreakers for prospective buyers.

Why Does it Make Sense to Fix Issues Before You List Your Home?
Many sellers find that it makes sense to fix issues before listing their homes. That’s because when a buyer’s home inspector discovers the issues, buyers use the report and what it includes to negotiate with the seller. For example, if your home inspection report says that the carpet is becoming detached from the floor, your buyers may ask you to repair or replace it. Buyers can also ask sellers to give them credits so they can make the repairs themselves, and they can ask sellers to lower their asking price.
