A lot of people have the mistaken idea that homes sell best in spring and summer. More people may be searching for homes in the summer, particularly in areas that have harsh winters, but in general, if there’s less homes on the market, your home is more likely to sell. That means that the people who are looking to buy immediately in the winter are going to be very motivated to look at your house and potentially buy it, because it doesn’t have crazy amounts of competition. In fact, a real estate study showed that homes that sold in February sold on average for 9% more than similar homes did in Spring and Summer. That’s quite a significant amount of money!

We know it seems counter-intuitive to sell your home as soon as you get a new roof and new flooring, but that’s exactly when you should list it. People love to hear “brand new roof, all new floors, fresh paint throughout” because that means less work for them! Another good time is when you’ve had significant landscaping done to your yard. Curb appeal is everything, and since most buyers make their first impression of your home within the first one minute, some mulch, flowers and gorgeous trees may be exactly the time to list the home.

It makes sense – when mortgage rates are down, people are more motivated to go secure a loan. Keep your eye on home mortgage rates even if that’s not something that particularly interests you. If selling your home is something on your horizon, and it’s not super important as to exactly when it happens, make sure you time it with when mortgage interest rates are lower.
