What To Look For In A New Community

You may be completely in love with a house (it’s your dream home!) and the price is right. You are ready to sign on the dotted line, but before you do, there are some things to consider that you may not be thinking of while starstruck with a new home. However, these things could cause you major problems down the road – so be sure to consider them first.

I) It goes without saying, but…neighbors. Some are good, some are bad, some are neutral, and some are really bad. It may be helpful to try to scope out the neighbors you’ll have. Are they young, old? Do they have ten kids and you don’t like kids? Do you have ten cats and they have “no cats allowed” plastered all over their fence? If possible try to chat with neighbors while viewing the home. If you see the current owners of the house, don’t be afraid to ask about the neighbors. They might not be completely honest, but you can usually tell by their reaction what you’re dealing with.

2) The HOA, or lack thereof. If you’re someone who can’t stand to see a broken down car in someone’s driveway for months, you probably want a HOA. However, if you hate to be told what color your shutters can be, you may really dislike a HOA. You can certainly request a copy of the HOA guidelines before you purchase a house.

3) The weather. If you’re moving across town, this isn’t going to be a surprise, but if you’re moving across the country, it’s going to be a big one. You may LOVE your new climate – or seriously hate it. If you aren’t sure if you can withstand a Florida summer or a Maine winter, try before you buy – rent a home in the area for a year!

4) The schools and medical facilities. If you have children, finding out if the schools are highly rated are a must. Visiting the school is even better. Is football important to your child? Read up on the program at his or her school. What are the test scores like in relation to other similar school districts? Similarly, find out how close and how highly rated the local Emergency department is. If you have lots of health problems, moving somewhere that is forty minutes from the closest hospital may be unreasonable. Likewise, if it’s important for you to have a homebirth when you have a baby, find out if there are midwives in the area!

These things can make the difference between a happy home and a miserable one, so take them into consideration.
