You absolutely, unequivocally need to hire a home inspector in the vast majority of cases. A home inspector will give you a professional opinion of all the issues a home has, which you need to make an informed decision about your purchase.
Who Pays for a Home Inspection?
Usually, a buyer pays for their own home inspection. However, you may be able to negotiate a deal with the seller to get them to pay for it. Usually, a home inspection costs between $250 and $500.

What Does a Home Inspector Do?
Home inspectors check out every major component of a home, from the smallest things like burned out light bulbs to major systems, such as electrical and plumbing.
A typical inspection lasts several hours, and at the end of the inspection, the inspector compiles a complete, detailed report to give you. The report outlines all the issues the inspector uncovered. Some inspectors even take photographs of the things they discovered during the inspection.

What Do You Do With an Inspection Report?
Usually, buyers use a home inspection report to negotiate with sellers. With a report that contains issues, you can ask the seller to lower the home’s sale price, offer you credits so you can make the repairs yourself, or choose to walk away from the deal if it turns out that the home isn’t the right choice for you. Most sellers are willing to negotiate, so it could work out in your favor if the inspection report turns up any issues. And for the record, even new construction homes have issues that end up on inspection reports; there is no such thing as a flawless home.

What Happens if You Don’t Hire a Home Inspector?
If you choose not to hire a home inspector, you do so at your own risk. You may be going in blind without knowing what types of issues the home has. If you choose to purchase a home without having it inspected first, your chances of going back to the seller after the fact and trying to get compensation for the issues drops significantly.
