Buying a home for the first time is exciting, maybe a little scary, but still a big part of the American Dream. When thinking about selling when you are buying, you want to try to picture yourself in the future, listing your home for sale. You want to think about not what you found appealing about the home now, but what it will look like to buyers some years down the road.

Consider the features you think are current and in-demand now, and if they will be the same a few years from now. What features you would like are not available today in the home, but you could add them over time? Any improvements or upgrading you can do at a reasonable cost may return many times over a few years in the future.

Are you buying the smallest home or one on the smaller side of average in the neighborhood? If so, adding or expanding a room could bring it up to a higher value per square foot. On the other side, do not add to a home that is already on the large side for the neighborhood. You are not likely to see the value increase in the amount you would like.

A lot of what you are considering here is how the home you are buying compares to others in the neighborhood. Comparing the home’s features, quality of the cabinetry, flooring, countertops, etc. will help you to see what you may be able to change or improve that will add value and attract future buyers.

Try to get past the excitement of how much this home fits your needs and desires and think about how it will look to buyers when you decide to sell in five to ten years or later.
