Should You Remodel Your Home Before Selling It?Many home sellers feel they need to invest money into their home before putting it on the market. How Much Remodeling Should You Do?

Take a good look at your home from top to bottom, and look for the worst problems. Are any of the carpets stained and grungy? Have tiles become chipped? Are faucets leaking and leaving a stain in the sink or tub? Sometimes a professional carpet cleaning will make your rugs look like new, but replace if necessary. Old bathroom floors are a turn-off to buyers. You can invest in a new floor, repaint the walls, install modern faucets, and add new lighting for a small investment. Painting all walls in neutral colors is another inexpensive way of improving your home’s appearance.

Curb Appeal

What potential buyers see when they drive up to a home can make a powerful impression. An attractive front door, weeded and mulched gardens, an attractive walkway, groomed lawn, and a pleasant porch are inviting to a buyer. Cleaning up your yard, edging your lawn, mulching your gardens, and painting your porch, if needed, are minor expenses. Potted or hanging plants for steps and porch are an attractive and inexpensive addition. A new insulated front door can cost several hundred dollars, but can be an impressive selling point.

Major Remodeling

Unless your home truly needs big-ticket remodeling, avoid it. Repairing a foundation, replacing a roof, furnace, air conditioner, or kitchen appliances can come a cost that is difficult to recover. If you have a lot of equity in your home, you may be able to negotiate a reduced price with a buyer. It’s better to avoid expensive remodeling unless there is no choice.

In most instances, minor repairs, painting, landscaping, and minimal remodeling is all you need to do when selling your home. Buyers usually make changes to the home they purchase, so don’t spend money that isn’t necessary.
