What Is An NPMA-33 Form? What Buyers Should Know About This Wood Destroying Insect Inspection Report

The NPMA-33 is the Wood Destroying Insect Inspection Report usually provided as part of a real estate deal. It does have its limitations though. Here’s what buyers should know about the NPMA-33 form.

NPMA-33 Form Limitations

The NPMA-33 documents inspection findings regarding wood destroying insects. These insects include:

termites
carpenter ants
carpenter bees
re-infesting wood boring beetles

The NPMA-33 does not document any findings of the following wood destroying organisms though:

mold
mildew
non-insect wood destroying organisms

Other NPMA-33 Form Limitations

Inspections documented by an NPMA-33 include inspections in which no inspection was made would it have meant the breaking apart or into, dismantling, removal of any object. So, inspections didn’t include observing for possible wood destroying insects that could be hiding in the following locations:

behind moldings
under floor coverings
behind wall coverings
beneath siding
above fixed ceilings
beneath insulation
within or under furniture
behind or beneath appliances or personal posessions
in other areas that were obstructed or inaccessible for physical access on the date of inspection.
