Home sellers, wanting to make a home as attractive as possible, are sometimes tempted to do major improvement projects. Such projects, however, could cost more money than they’ll be worth in resale value and can also take weeks or months to complete. That’s not ideal when you’re selling a home. Here are some quick, relatively inexpensive ways to update your home to get it ready for sale.
1. Focus on the floors
Flooring is one of the first things buyers notice when they enter a home. It takes up a large percentage of any home’s surface space and is very visible. It’s a key feature to update.
If you have older carpeting, you should replace it with new carpeting (the quickest, cheapest option) or consider swapping it out for hard-surface flooring. Luxury vinyl tile products have the look of hardwood without the heavy cost. Decent new carpet and LVT can both be had for about $2 per square foot. If you have newer carpeting and it’s in good shape, at least have it professionally cleaned before showing the home. If your funds are low then consider a large rug to cover up old dingy carpet and make your room look shiny and new!
2. Paint the walls
Obviously, a home’s interior walls are also very visible in every room. And you might be surprised how a fresh coat of paint can give a home an updated look.
Home sellers can often complete paint projects on their own, saving a lot of money in labor. If you can set aside a weekend and get some help, you can probably give your entire home a fast makeover for less than $500.
Remember, buyers want neutral, soothing colors. Also, painting an entire level of the house one color helps the appearance of the home’s flow as well as providing a more contemporary look.
3. Lighten up
You might not realize it, but light fixtures are prominent visual features that can easily make a home appear dated. Lighting trends are constantly changing, so lights that are only 10 years old or so can already seem old-fashioned.
Newer technology also includes LED lighting, which tends to be whiter and brighter than traditional bulb lighting and sometimes costs less. When you’re selling a home, brightening it up can make it more attractive and even more modern.
4. Update the fixtures
Little things that have been in a home for a while, such as faucets and window coverings, can also make it appear old. Switching out the bathroom and kitchen faucets can be done in a matter of hours for a couple of hundred bucks, and inexpensive modern curtains can be found in many stores. You might also consider changing fixtures such as door handles and cabinet hardware, both small, easy ways to help update your home.
5. Get outside
When you’re selling a home, curb appeal is important. Potential buyers, after all, see the exterior of your home first. So cleaning up the yard is a must, at a minimum, but replacing older plants and flowers with fresh new ones is a way to update the outside of your home. Again, it’s something you can do yourself over a weekend, saving you the cost of labor. You might also want to consider adding a modern front door or faux stone accents, both of which cost a bit more than your do-it-yourself landscaping but also provide a good return on investment when it’s time to sell, according to industry data.
