Certificate of Occupancy: What Is It & Do I Need One?

A Certificate of Occupancy indicates that a particular structure on a property or any improvements on the structure complies with all regulations, ordinances and codes of the agency issuing it. If you own a structure in Jasper, Indiana, you can apply for a certificate of occupancy through the City. The structure will have to abide by the regulations, ordinances and codes of both the City and the State of Indiana.

Not everyone needs a certificate of occupancy, but if you intend to rent out the Jasper residence, you will certainly need one. The document will specify the type of property. For example, it might state that it’s a commercial building or a single family residence. The classification associated with the Certificate will prevent the structure from being used in a way that isn’t allowed. This way, if you purchase an investment property as a residence, your neighbors don’t have to worry that the house next door will suddenly be rented out as a tattoo parlor or a hair salon.

All new constructions will also require a Certificate of Occupancy. If you are trying to convert your structure from one classification to another, you will need to apply for a new Certificate of Occupancy with that classification. There will be multiple inspections before a Certificate of Occupancy will be issued. For example, the general building inspection will need to also be accompanied by a fire safety inspection.
