4 Important Things to do when Staging your Property

Research in the US gathered by the company StagedHomes suggests that staging your property can lead to both a quicker sale and a higher price. By following just a few simple tips, you can make the value of your property increase dramatically and ensure that the ball is firmly in your court when it comes to the sale price.

#1 Let There Be Light!

Light is one of the most important things to consider when staging a property. Think to yourself about whether theres a part of your home that is totally over-illuminated. If there’s a room in your house that hurts your eyes when you walk into it, then fitting a dimmer might be well-advised. Remember that what is mildly annoying to you can be a deal-breaker to someone viewing your property.

Pay attention to color, too. If you’ve got different hues of light in different rooms in your house, harmonize it! Not only will transitions from room to room be effortless but areas can actually seem bigger when they’re the same color as their surroundings.

Buying new lighting presents an amazing opportunity to install energy-efficient lighting. LED lighting can use anywhere from 25-80% less energy than equivalent incandescent bulbs, according to the Department of Energy. Your LED lighting can definitely be a talking point on house tours, and while the upfront cost will no doubt be significant – a property with these kinds of fixtures can be sold for quite a considerable amount more if your buyers want to be frugal with energy usage, or they are concerned about being eco-friendly!

#2 Declutter the House

When selling your house you will want to paint a picture of it which, in all honesty, probably doesnt line up with its current condition. Your personal items have the potential to be a huge distraction to buyers. If we are honest, when it comes to viewing, the prospective buyer will know all the nitty-gritty details such as where your house is, the number of bedrooms and the number of bathrooms.

What the buyer really wants to know is what it could feel like to live there –  in effect you want to make them see that this house could become their home. A blank slate is hugely important for this. You want to make them see how they could use the space –  not how you used it.

#3 Fill Your Bookcases with Books

Filling bookcases with books is a trick straight out of the famous Swedish retailer IKEA’ s playbook. Their stores help to create a homely feel by having their bookcases peppered with all sorts of Swedish literature, which reflects their roots as a country and their inspiration for their designs.

Now is a great time to rummage through storage boxes and bedside tables for hardcovers. You could even try a trip to a second-hand bookshop. Empty bookcases look bland and unnecessary but if filled with books, they can create huge interest.

If your bookcase is likely to be inspected close-up by prospective buyers, you may want to give extra thought to the kind of books you stick on it. Worn mass-market paperbacks may come across cheap and tacky but hardcover copies of famous classics are bound to attract attention.

Nonetheless, if you don’t want to focus the attention away from the books and onto the bookcase, foreign language books are an excellent way to do this –  IKEA stages classic Swedish-language literature in their stores all over the world!

#4 Make It Seem Like a Home, Not Just a House

Many online suggestions about property staging suggest that you should remove all of your personal items, but on the contrary, a little of a personal touch can go quite a long way. While you should make every effort to follow tip #2 and make your home as clutter-free as possible, a little bit of a personal touch can go a long way.

It’s important to make sure your home has that personal touch as some prospective buyers might think the property is unwelcoming or unhomely. Things like flowers or a bowl of fresh fruit and vegetables can work wonders for the prospective buyers. Perhaps even try laying a crisp newspaper on your table.
