Three Ways To Stage Your Home For Selling

Three Ways To Stage Your Home For Selling

Staging a home sounds complex, but it really is not. The idea of staging is to create the best visual environment for prospective buyers that you possibly can. Unless your home is brand new or completely remodeled, it will benefit from staging. There are professional “home stagers” you can hire if you have the time and money, but staging is something that you can easily accomplish yourself. With staging, you create visual appeal and draw the prospective buyer’s eye to the best parts of your home, which downplays the less-than-perfect areas. One word of caution: Don’t go so overboard with staging that your home appears to be a showroom. Prospective buyers develop more interest in a house when they can actually imagine themselves living there. That doesn’t mean your house should be messy, just that it should appear that someone actually lives there.

Three Ways To Stage Your Home For Selling

  •  Get rid of clutter
  •  Store old furniture and possibly rent new furniture
  •  Make sure the rooms are very bright and cheerful

It’s one thing for a home to look lived in, but it’s quite another for piles of newspaper, trash, or toys to be laying all over the house. Studies show that clutter actually causes anxiety, so if your home causes anxiety, a buyer is not going to be interested in anything but leaving as quickly as possible! Throw away all junk – broken items, torn or ripped furniture, old mail. Then look at your home with a critical eye. Are there too many photographs hung on the wall, giving it a busy look instead of a calming one? Take them down and store them. The same is true of knick-knacks. Store any kitchen appliances you don’t use frequently away in cabinets. Buyers love to see a lot of open counter space. The same is true of the bathroom – make sure you don’t have a million products in view. Put them away, and have a bare vanity, except for hand soap.

If your furniture has seen better days, but you can’t afford new furniture just yet, consider storing your furniture at a month-by-month storage unit and renting new, contemporary furniture for your home. Don’t go overboard – you don’t want a bare home, but a lot of open space seems roomy and luxuriant to buyers. This may seem like a lot of work and expense, but it is a tried and true method for greatly improving your chances of a sale. If you can’t afford to do every room, concentrate on the master bedroom and living room. Both of these are very important to buyers, so they need to look their very best.

Bright, light, cheerful rooms are en vogue and definitely improve the aesthetic value of your home. Get rid of heavy dark drapery and replace with sheer, breezy curtains, or none at all! Make sure all rooms are freshly painted a light shade – the yellow hues are particularly popular right now. If you have a home that doesn’t have a lot of natural lighting, floor lamps can help considerably because they reflect light off the ceiling. Make sure all your lightbulbs, windows, and lamp shades are clean and free of dust. For extra brightness, add a vase of fresh flowers in a couple rooms.
