If your house would sell today for $400,000, but you list it for $425,000, the people who are searching for $400,000 homes won’t see it in their online searches.
However, the people who can afford $425,000 homes will see it – but that’s bad for you. that’s because these people will be comparing your home to homes that are actually worth $425,000. Your home is going to come up short.
When you price your home properly, qualified buyers will see it and, if they’re interested, schedule tours. If multiple buyers are interested in your home, the right price could even spark a bidding war period in a bidding war, two or more prospective buyers try to outdo each other by offering more and more money for the home. The bidding war ends when one party can no longer afford to bid higher; in that case, you decide which offer is more appealing to you.

Remaining flexible while your home is on the market can lead to higher offers. That means you may need to make concessions for buyers, or that you may need to adjust closing dates, leave the house on short notice for showings, and be willing to negotiate.
