Tip #1 to Get Your House Ready to Sell: Replace Outdated Flooring
If your home is carpeted, now may be the perfect time to rip it all out and start fresh. That’s because carpet is no longer “in,” and it’s very unlikely to make a comeback any time soon. Buyers like to see homes with hardwoods, laminate, tile or just about any material other than carpet. Carpet has a way of dating your home, even if the carpet is in great shape.
When you begin to think about selling, you should speak to a real estate agent who understands the current market. Your agent can tell you whether you should invest in new flooring or simply prepare to offer buyers a credit so they can get new flooring themselves (on your dime). in many cases, buyers would prefer a credit; that’s because they get to choose the type of flooring they’ll be living on in your home.

Tip #2 to Get Your House Ready to Sell: Handle All Your Repairs
If your home needs major or minor repairs, now is the time to handle them. The bottom line is that smart buyers hire home inspectors when a seller accepts their offer; then, the same buyers use the inspection report to negotiate with the seller. Any issues that pop up on the inspection report are open for negotiation, and many buyers use the report to ask sellers to lower the asking price. In other cases, they ask sellers to make repairs or to offer them credits so they can make the repairs themselves. You can head all of this off by making all the repairs your home needs now, before you list it for sale.
This goes for upgrades, two period if you know your home needs a few upgrades, go ahead and make them now. However, you shouldn’t spend a ton of money on a home renovation if you’re just going to turn around and sell your space in a few months. In fact, you should consult a real estate agent about your options if your home needs major updates. In many cases, a real estate agent can give you the guidance you need to save money while updating your home just enough to sell it at a reasonable profit.

Tip #3 to Get Your House Ready to Sell: Start the Decluttering Process
Decluttering is a big job, even if you live pretty close to a minimalist lifestyle. For many people, it’s an extensive process. The sooner you start, the better, and remember: The things that you get rid of now are things that you won’t have to move to your new home after you sell.
Start with big items, such as furniture. If you have furnishings that make any of your rooms appear cluttered, or if you have furniture that’s seen better days, it may be time to rent a storage unit or hold a yard sale. (You don’t have to get rid of things you love! You can keep things in a storage unit until after you move into your new home.)
After you’ve rearranged your furniture and put excess pieces in storage or sold them, start working on cabinets, closets, drawers and other places you store things around your home. Do one room at a time, and search for things you haven’t used in the past six months or more. If you haven’t used them, there’s a good chance you won’t need them while your house is on the market, so the very least you should do is put them into your storage unit until you move into your next home.
